The Leganés Town Council, through its Municipal Housing Company, launched a competition inviting architectural teams to design and build several blocks of subsidised housing.
Urban planning regulations required a perimeter block solution combining high standards of energy efficiency with a cost-effective focus and a rational approach to type and construction.
The proposal consists of one six-storey block (ground floor + 5), aligned with the surrounding streets. A recessed rooftop level accommodates building services and storage rooms.
At ground level, a large central courtyard provides a well-ventilated, sunlit communal space, where the planting design and trees will enhance the bioclimatic performance of the dwellings.
A large roof overhang protects the whole building in a design that embraces a restrained yet eloquent architectural language, where with minimal elements the result is both efficient and rational.
Each storey contains two dwellings per floor and vertical circulation core, allowing for highly compact floorplans, optimal room orientation, and cross-ventilation in all units.
Below ground, two basement levels accommodate car parking, communal areas, and a centralised plant room designed to allow each block to manage energy consumption efficiently and economically.
The façade system comprises prefabricated white and blue concrete panels, manufactured off-site. This solution ensures energy efficiency, cost-effectiveness, and rapid on-site assembly.
