EXTENSION AND REFURBISHMENT OF 10 DWELLINGS IN BOADILLA DEL MONTE. (MADRID)

DESIGN OF THE EXTENSION AND REFURBISHMENT OF A SUBSIDISED HOUSING BLOCK

The Boadilla del Monte Municipal Housing Company launched a public competition for the design and professional on-site supervision of the refurbishment and extension of this residential block, with our team selected as the winning entry.

The building is located in the town’s historic centre, near the Palacio del Infante D. Luis, in an area with generous outdoor spaces and visible from the edge of the town.
Due to the poor condition of both the façades and the roof, we proposed a comprehensive refurbishment—not only of the internal layout but also of the building’s façades and overall massing.
Taking advantage of current planning regulations, we incorporated an additional attic floor, increasing the number of dwellings from the original eight to ten.
The façade is finished in lime render over external insulation to improve the building’s thermal performance. Window openings are extended down to floor level to maximise interior daylight and the building will have a pitched zinc-clad roof.

The existing terraces are retained as outdoor spaces and are visually integrated into the living areas by enlarging the openings to the adjoining rooms.
Sliding external louvres are incorporated to filter sunlight on the terraces, making them more usable and enhancing the overall composition of the façades.
Solar panels are integrated into the steepest section of the roof, facing the courtyard and hidden from public view. Water storage tanks are located within the roof cavities, protected from the elements.
