92 SUBSIDISED HOUSING UNITS AND GARAGES.

The brief required a three-sided perimeter block design with varying external building heights, a recessed attic floor and two basement levels for garages, storage spaces and service cores, in line with the complex typological framework of planning regulations.

A single entrance, positioned on the side with the highest pedestrian flow, provides direct and efficient access to the development.

Home layouts are streamlined to reduce variation, meeting regulatory demands while ensuring functional and comfortable living spaces.

Open space at ground level leads to the various entrance lobbies and provides communal recreation space, children’s play areas and gardens.

A precast concrete modular façade system distinguishes the different levels, using black on the ground floor and white on the upper floors, accented with coloured elements whose tones vary according to orientation and position within the complex. Protruding volumes punctuate the façades, optimising both daylight and solar exposure.

Comprehensive studies of construction methods, thermal performance and solar energy capture enabled us to deliver a building with almost zero energy consumption, combining architectural expression with environmental responsibility.
